The LeakSaver product monitors the flow of water running through a pipe. This system is used to meet the requirements of BREEAM WAT02 (monitor of consumption) and WAT03 (leak Detection). The alarm panel is connected to water meters that send pulses relating to water usage. The panel is programmed with the expected amount of water used based on the type of building, the occupancy and the amount of facilities using water, if the flow of water exceeds this setting an alarm will be triggered.

The LeakSaver

The Leaksaver is a BREEAM water leak detection system which is capable of detecting a major water leak on the mains water supply within the building and between the building and the utilities water meter.  It monitors the amount of water passing into the building over a set period of time. Should this amount be exceeded it will create an alarm It is used when there is external pipe work between the boundary and the building. This enables the distinction between a leak outside (usually underground) and one inside the building.

The LeakSaver2 can also be used for “Water Monitoring”. The aim of WAT02 is to manage water and encourage reductions in consumption. A pulsed water meter is required on all mains supplies and on the supply to any building using more than 10% of the total water consumption. The LeakSaver connects to the water meter/s and to the Building Management System to monitor the amount of water used.

The system has been designed to meet all of the WAT03 requirements for BREEAM water leak detection and prevention, the key points being:

An alarm is raised when the flow of water (measured using pulsed water metres) exceeds a pre-set maximum for a pre-set period of time.  It is able to identify different flow rates by programming high and/or low levels over different time periods.  It is fully programmable to suit the users water consuming requirements and has the ability to avoid false alarms when larger volumes of water are called for.

 

Wat 02 Water monitoring: Number of credits available (1)

Aim: to ensure water consumption can be monitored and managed and therefore encourage reductions in water consumption.

Assessment Criteria
The following is required to demonstrate compliance for:

The specification of a water meter on the mains water supply to each building; this includes instances where water is supplied via a borehole or other private source.  Water-consuming plant or building areas, consuming 10% or more of the building’s total water demand, are either fitted with sub meters or have water monitoring equipment integral to the plant or area.  Each meter (main and sub) has a pulsed output to enable connection to a Building Management System (BMS) for the monitoring of water consumption.  If the site on which the building is located has an existing BMS, managed by the same occu-pier/owner (as the new building), the pulsed water meter(s) for the new building must be con-nected to the existing BMS.

Wat 03 Water leak detection and prevention: Number of credits available (2)

Aim: To reduce the impact of water leaks that may otherwise go undetected.

Assessment Criteria
The following is required to demonstrate compliance for:
One credit

A leak detection system which is capable of detecting a major water leak on the mains water supply within the building and between the building and the utilities water meter.  The leak detection system is:

Audible when activated
Activated when the flow of water passing through the water meter/data logger is at a flow rate above a pre-set maximum for a pre-set period of time
Able to identify different flow and therefore leakage rates, e.g. continuous, high and/or low level, over set time periods
Programmable to suit the owner/occupiers’ water consumption criteria
Where applicable, designed to avoid false alarms caused by normal operation of large water-consuming plant such as chillers.

Wat 03 Water leak detection and prevention: Second credits available.

Aim: To reduce the impact of water leaks that may otherwise go undetected.

Assessment Criteria:

A flow control device is fitted to each WC area/facility to ensure water is supplied only when needed (and therefore prevent minor water leaks):

A presence detector and controller i.e. an automatic device detecting occupancy or movement in an area to switch water on and turn it off when the presence is removed.

BREEAM WAT03 automatic flow control for WC areas.

The “FlowControl” from Envirotech Alarms is a complete solution for automatically controlling the flow of water into toilet areas.  It uses PIR (passive infrared) sensors connected to valves fitted on the main water supplies to the area.  When someone enters the toilet, the PIR activates and the valves open allowing water to flow in.  After the area’s been vacated the valve automatically closes, switching the water off again.
